Management is about the successful movement from one level of achievement to another and that is why Reed Funds Management Limited (RFML) has established several committees of highly experienced people that are dedicated to quality assurance.

The Manager

Reed Funds Management Limited was founded in 2003 by its directors and key executives. Its team members have been carefully selected for their highly complementary skills and extensive knowledge in structuring and managing direct property on behalf of external investors. This essential expertise is drawn from many years of experience within a variety of disciplines, including the property industry, the funds management industry, investor relations and financial management, and is critical to the successful acquisition, management and sale of commercial property.

The investment analysis the Manager undertakes includes assessment of the long-term viability of the Trust’s underlying assets, appraising the skills, investment policies and fee rates of asset and entity managers and undertaking detailed monitoring and review of financial and debt management practices.

The Manager’s business strategy encompasses some key components: a singular focus on the long-term, sustainable management of property assets a disciplined and discerning acquisition approach to property investment strong risk management culture and processes rigorous, transparent quality assurance and compliance disciplines strict ‘bottom-up’ property investment principles and analysis thorough macro-economic research and analysis.

The Reed Property Group

The Investment Committee

There is an investment committee for the Trust, comprising two internal members who are directors of the Manager and one external independent member. Any investment decisions pertaining to the Trust must be approved unanimously by the members of the investment committee, with a clear recommendation to the Manager’s board of directors.

The Compliance Committee

There is a compliance committee for the Trust, comprising one internal member (a member associated with the Reed Property Group) and two external independent members. The compliance committee’s role is to monitor compliance with the Constitution, Compliance Plan and the Corporations Act.

The compliance committee meets at least quarterly to assess the performance of the Manager and is obliged to report any breaches of the Constitution, Compliance Plan or the Corporations Act to the Manager’s board of directors, and in some cases, directly to ASIC.

Asset management

Reed Asset Management Pty Limited (Reed Asset Management) has been appointed to directly manage the Trust’s property portfolio and to oversee the administration of any external property management contracts. These appointments are on arms length, commercial terms.

Reed Asset Management is a member of the Reed Property Group and comprises a dedicated team of property professionals with excellent property knowledge. Reed Asset Management adopts a ‘risk and income approach’ to property management. This approach embraces all decisions relating to a property, considering their impact on short, medium and long-term yields and comparing this with any associated risk. The core skill areas of the team include communication, operational management, risk management, legislative compliance, contractor management, budgeting and reporting, finance administration, tenant and leasing management, strategic planning and project marketing.

Future leasing activities for the Trust will be overseen by the Reed Asset Management team (in conjunction with the Manager), and outsourced to professional leasing agents specialising in the relevant property sector.
